Carpet Covered Victorian Tiled Hallway Floor Renovated in Heywood

This client from Heywood reached out for some advice regarding their Victorian tiled floor that needed renovating. It was quite a large hallway and porch that needed attention and having tried cleaning it themselves they realised the tiles contained a lot of ingrained dirt that was proving stubborn to remove.

They had uncovered the original Victorian floor under old carpet, and though there was some damage to the perimeter due to carpet fitting and plumbing updates etc it was broadly complete. There was also some work required in the porch due to settlement.

The client had attempted to clean the floor themselves as much as they could but there was ground in dirt and staining from carpet glue and paint which meant it looked permanently unclean. In addition, it was ‘sticky’, and unpleasant to walk on due in part to unstable old sealers.

They needed a quote for someone to clean and seal the tiles properly and leave a serviceable floor that could be maintained easily. For now, repairs were to be left except for replacement of a missing piece and re-fixing a few loose tiles at the foot of the stairs.

Happy with the quote, we agreed a date for the work to start.

Cleaning and Repairing a Victorian Tiled Hallway

The first job was to re-secure the tiles by the stairs and adding the missing piece of tile that I mentioned earlier. This was followed by removing what was left of the sticky old sealer which was done using a strong dilution of Tile Doctor Remove and Go and a 50-grit diamond pad. Coarse pads are ideal for removing the ingrained patterns that carpet can leave on a tile after being covered for many years. The floor was then inspected, and any stubborn areas re-done before extracting the soiling with a wet vacuum.

The next job was to clean the floor using a gel cleaner called Tile Doctor Oxy-Gel. Due to the age of the property and the fact there was a cellar below, I wanted to minimise the use of water, this would also help with drying times. The gel was spread onto the floor with a little water and then scrubbed into the tiles using a 100-grit diamond pad. Once the whole floor was cleaned in this manner the soiling was extracted as before with the wet vacuum.

The last step in the cleaning process was to treat the floor to an acid wash using Tile Doctor Acid-Gel. This is another specialist Tile Doctor gel-based product that has several benefits including the further cleaning of the tiles, neutralising the PH level of the floor and countering salts which are quite common with old floors.

The floor was now free of ingrained dirt and staining and after a final rinse and extraction with the wet vacuum the floor was left to dry off overnight.

I returned the next day to seal the tiles and started by taking moisture readings from the tiles using a damp meter. This confirmed the floor was dry and ready for sealing.

I was then able to move onto sealing the floor using Tile Doctor X-Tra seal which is a long-lasting oil-based impregnating sealer that improves colour in the tile and is fully breathable, an important consideration when sealing an old floor that was previously covered in carpet. This product is also rated for external as well as internal use so its ideal for hallways which can get wet.

Once complete the floor looked new again, much to the delight of my clients who were very happy with the work and left the following comment on our feedback system:

Before leaving I took time to discuss aftercare for which I recommended they use Tile Doctor Neutral Tile Cleaner, being pH neutral its ideal for the regular cleaning of sealed tiles. Many of the tile cleaning products you find in supermarkets are very strong and will strip the sealer off a floor so always read the label.

Sandstone Flagstone Kitchen Floor Restoration Ramsbottom

Sandstone Flagstone Floor Milled and Restored in Ramsbottom

I was invited to this 300-year-old building in Ramsbottom, Lancashire to look at restoring a Sandstone Flagstone floor. Despite some minor repairs over the years, it was now in very poor condition and after renovating the property outside and in the owners felt it was now time to tackle the floor. Having done their research, they decided to call Tile Doctor in to do the renovation.

Having visited the property, I recommended milling the floor to remove years of wear and to reveal the new stone underneath. With old rough flagstones like this it is the only way to retain the character yet have a more serviceable floor that won’t shred mops.

Happy with my recommendation and quote I was given the go-ahead to do the work.

Cleaning a Sandstone Flagstone Tiled Kitchen

I started work by taking notes of moisture readings from various areas, these base reading will be used later to understand if the floor has dried sufficiently for sealing.

To mill the floor, I started with the application of a very coarse 50-Grit DRB pad which was fitted to a weighted buffing machine and run over each flagstone several times using only water for lubrication. Once that step was completed the floor was rinsed with more water and the slurry extracted using a wet vacuum. The coarse pad removes a very thin layer of stone off the top of the flagstone leaving it smooth.

The floor was then cleaned using Tile Doctor Remove and Go which was scrubbed in using a 240-grit carbide brush. Again, the floor was rinsed and the slurry extracted as before.

The 50-Grit pad is very coarse, so the next step was to refine the appearance of the stone using finer grit milling. Using the same process as before a 100-grit milling pad was applied to the stone with water, rinsed off and then the floor vacuumed. Then the process repeated with the 200-Grit milling pad.

The final step of the restoration was to give the floor an acid rinse using Tile Doctor Grout Clean-up worked in with a 200-grit soft pad. Again, the floor was rinsed and vacuumed afterwards.

With the sandstone flagstones now cleaned I turned my attention to the old pointing which was also in bad shape and crumbling in many areas. This was removed and re-pointed with a modern breathable pointing product.

The floor was left to dry out and I returned a few days later to seal the floor which will protect it going forward from staining and ingrained dirt etc.

Before applying any sealer, I took several moisture readings for the floor and compared them with the base readings I had taken at the start of the job. There were a few areas of concern, but I was able to resolve this with floor fans until the readings were acceptable.

I was then able to proceed with the final step of sealing the floor for which I used Tile Doctor X-Tra Seal. This sealer is a fully breathable oil-based sealer which improves the appearance of the stone and being breathable will cope with any moisture rising through the floor. It’s very important to use a breathable sealer on an old floor as it won’t have the benefit of a damp proof membrane. The sealer was left to dry and then the process repeated with a second coat.

Travertine Hallway Floor Polishing Bolton

Renovating Multiple Travertine Tiled Floors in Bolton

This homeowner from Bolton contacted us due to problems they were having with their Travertine tiled floor which ran through most of the ground floor. They had previously had some work done by a ‘cleaner’, but the results were not great. Hoping to do better they also had a go themselves without much improvement.

They were ready to give up on the floor but due to the huge cost of replacement decided to look at alternatives. Researching the subject on-line they came across the reviews and transformative pictures on our website and decided to get in touch.

I paid a visit to the property to survey the floor and could see the Travertine had clearly had a lot of unknown treatments in the past. Having assessed the floor I came up with a comprehensive plan that would restore the appearance of the travertine and grout. Happy with my quote we agreed a date for the work to start.

The first step was to apply a strong dilution of Tile Doctor Remove and Go and left it to soak for ten minutes before working it in to the stone using a 240-grit carbide brush. Once done the floor was rinsed with water and the soiling extracted using a wet vacuum. I had to repeat this process on stubborn areas but gradually the floor was stripped of old sealers and marks leaving it clean.

To deal with the grout I applied Tile Doctor Pro-Clean and left it to dwell for fifteen minutes to give it time to breakdown the soils. It was then scrubbed into the grout lines by hand using a stiff brush. The floor was then rinsed again, and the waste removed.

With the floor clean of dirt, it became apparent some of the dirt had masked cracks and holes in the stone. So, although this was not listed on the quote, I spent time filling them in to enhance the overall finish.

Work then moved onto burnishing the Travertine to restore its polished appearance. This starts with the application of a coarse 400-grit pad. Using water to lubricate the pad as its run over each tile several times to give the stone a very deep clean. The floor was then rinsed and extracted, before moving onto the finer 800-grit and 1500-grit pads which start building the polish on the stone.

The floor was left to dry off overnight and the next the burnishing process continued using a very fine 3000-grit pad which is applied dry to the floor using only a little water sprayed onto the tile. This leaves a lovely, honed finish on the stone.

Sealing a Travertine Tiled Kitchen, Utility, WC and Hallway

To seal the stone a coat of Tile Doctor Ultra Seal was applied to retain the light colour the client liked and cloth off before applying a White Pad to remove any excess sealer and further bring up the polished appearance of the Travertine. Ultra-Seal is an impregnator that soaks into the pores of the stone adding protection from within, it’s also a natural look sealer that is almost invisible and doesn’t darken the colour of the stone.

The process transformed the appearance of the floor and my client was delighted. So much so they left the following glowing review:

Victorian Floor Renovation Chorley

Restoration of Victorian Hallway Tiles in Chorley

Joanna contacted us with regard her late Victorian (1893) L shaped tiled hallway at their large family home in Chorley.

They had discovered the floor under carpet during renovation work some years ago and had some work done to replace damaged and missing tiles. However, the floor had not had a deep clean an and therefore much of the floor had ingrained dirt so never looked clean. Having lived with this the problem which had only got worse over time we were asked to finish the renovation.

I went over to property to survey the floor and work out a plan to restore it. Whilst there I realised the property had a cellar and was concerned that water from the vigorous cleaning process may seep downstairs resulting in staining to the ceiling. To avoid this, I realised I would need to complete the cleaning using low moisture gel-based products. Whilst there I also took several moisture readings with a damp meter which indicated that it would be best to use a fully breathable non acrylic sealer to protect the floor.

Following the survey, I was able to work out a comprehensive plan for restoring the floor and provide the owner with an accurate quote for the work which was accepted.

Deep Cleaning a Victorian Tiled Hallway

Working in sections work commenced with a layer of Tile Doctor Oxy-Gel which was left to dwell before working it in with a low-speed weighted buffer fitted with a coarse 100-grit milling pad. The slurry generated was then vacuumed away before giving the floor a light rinse, working in small sections, and quickly vacuuming away the waste.

To further clean the tiles a thin layer of Tile Doctor Remove and Go was then applied and after five minutes scrubbed in using a 200-grit coarse milling pad, vacuuming the waste away afterwards.

With the floor showing great improvement we set about tidying up the edges using a set of diamond hand burnishing blocks. A scraper and a hand brush were used to remove paint splashes, carpet adhesive and dirt already loosened by the main clean. This was followed with the application of a 400-grit burnishing pad, again working in small areas to minimise water getting into the floor

Last step of the restorative cleaning process was to treat the tiles to an acid rinse using Tile Doctor Acid Gel. This was allowed to dwell for around five to ten minutes before being worked in with a Black scrubbing pad. The acidic nature of the product neutralises the alkaline cleaners used earlier and dissolves alkaline salts built up in the tiles which is a common problem on these older floors. The soiled solution was extracted as before and rinsed thoroughly with cloths and water to minimise moisture levels, vacuuming away the waste as I went.

The floor was allowed to dry thoroughly, and a damp meter reading confirmed the moisture levels back to where they started. A quick dry burnish using an 800-grit burnishing pad with dust vacuumed away was the final preparation before sealing could commence.

After testing sealers, the preference was to revive the colours in the tile and give the floor a subtle sheen. Based on this I applied Tile Doctor X-Tra Seal which was ideal for as first coat revived the colours in the tile and the second coat added a very subtle sheen finish.

After allowing the floor to partially dry, a light burnish with a soft white pad was the final part of the process.

Joanna stated she was very pleased with the results, and we discussed aftercare using Tile Doctor’s pH Neutral cleaner to prolong the life of the sealer. She also later gave a 5 Star review along with the following comment:

Restoration of Victorian Tiled Hallway in Wigan

Lyndsey and Mick from Wigan contacted Tile Doctor earlier this year after uncovering a beautiful Victorian tiled floor in their hallway. Keen to have it restored as an original feature they requested a quote to get a restorative deep clean, some minor essential repairs and sealing.

I went over to the property to survey the floor and provide a quote for its restoration. I could see that the previous owners had glued carpet and underlay directly onto the tiles and though the new owners had managed to get a lot of that off there were some stubborn areas remaining. On top of that the tiles were very grubby and in need of a good deep clean. Finally, some loose tiles needed fixing, and they wanted the worst of the broken tiles sorted whilst retaining as much original floor and character as possible.

After discussing expectations, it was agreed to accept the history and disturb the original screed and fixed tiles as little as possible simply re-fixing where needed, replacing the missing and shattered ones, then cleaning and sealing to give an attractive, serviceable and useable floor in keeping with the age of property.

The quotation was to carry out a deep restorative clean of the hallway tiles to remove heavy soil and strip old sealers using both low moisture gels and a weighted low speed mechanical buffing machine fitted with suitable pads. All soiled gel being removed with a wet vacuum system. The edging was to be hand finished as necessary and the floor is then to be neutralised to prepare for sealing. The hall had a small number of broken/loose tiles that are to be reset or replaced (precise details to be provided by client). Once fully dry the floor would be protected with a breathable sealer to protect and enhance the floors colours.

Happy with the detailed quote and much encouraged that their hallway floor was going to be restored the quote was accepted and a date set for the work to begin.

Having unloaded our equipment, we started the cleaning process with the application of a strong dilution of Tile Doctor Remove and Go. This product is a coatings remover which will breakdown the glue and other contaminants. It was left to soak into the tiles for ten minutes before carefully scraping the worst of the glue off with hand scrapers.

This work continued with a 100-grit soft milling pad fitted to a weighted buffing machine running at slow speed. A wet vacuum was used to remove the waste generated and then it was followed up with an application of Tile Doctor Oxy Gel. This product was allowed to dwell for a little longer before buffing with a 200-grit soft milling pad and extracting as before.

The pads can struggle to reach into the perimeters so the edges and corners were cleaned by hand with diamond blocks as needed. Again, vacuuming away the waste afterwards.

Next, the floor was treated to an acid rinse using Tile Doctor Acid Gel to further clean the tiles and neutralise the floor after the use of alkaline cleaning products. As before it was left to soak in for a short time before being scrubbed in with a black pad. The floor was then rinsed with water, working in small areas and quickly vacuuming away the waste to minimise the moisture.

Next, the floor was dried before carrying out a small number of tile resets and some repairs to the doorway. The floor was then left to dry off overnight.

The following morning, I wanted to make sure the tiles were dry enough to take a sealer so several moisture readings were taken with a damp meter to confirm. The readings were fine so we were good to go.

The Victorian tiles were then sealed with Tile Doctor X-Tra Seal with the sealer applied in sections working through the hallway until complete. X-Tra seal is an oil-based impregnator that improves colour and works well on Victorian tiles, its also rated for external use so ideal for hallways.

Once touch dry a second coat was applied to give the floor a nice sheen. The final step was to gently buff the floor using a white pad to remove excess sealer and bring up the appearance. A couple of hours later we inspected the floor before leaving a very happy customer.

Porcelain Tiled Plank Floor Leigh Grout Colouring

Planked Effect Porcelain Floor Renovated after Water Damage in Leigh

I was originally called to this home in Leigh to deep clean approx. 100m2 of porcelain floor tiles in the living area after recent works, but plans changed somewhat when I arrived.

On my arrival the owners informed me that since my last visit to quote for cleaning the Porcelain floor a leak had come through the ceiling. This had left the previously dark grout in the textured ‘plank’ effect porcelain looking washed out and, leaving the floor in need of a refresh. I strongly suspect it wasn’t the leak that caused the problem, but the use of strong cleaning products used afterwards to clean up the mess, a lot of these cleaning products contain bleach, and this can wash the colour out of grout.

Out of interest the main issue we encounter with this type of flooring is grout haze, which occurs when the installer doesn’t manage to remove all the grout. This results in a thin film of grout on the surface which detracts from the final appearance. This probably happens with all installations but is certainly very evident on porcelain. The solution is to give the floor an acid wash using Tile Doctor Grout Clean Up, but most tilers don’t bother.

After discussion it was agreed to re-focus the time, we had available on the grout. However, after a deep clean it became clear the grout would need recolouring to look it’s best.

Applying a Tile Doctor Grout Colourant in Chocolate colour was the ideal solution and after an urgent call to Tile Doctor HQ I set up a delivery to ensure it would be with us the next morning.

In the meantime, I continued the preparation of the grout and cleaning of the tiles using Tile Doctor Grout Clean-up which not only removes the grout haze but will also etch the surface of the grout to ensure a superior bond with the colourant.

That afternoon we also discussed the high gloss porcelain floor in the hallway, the owners had spent a lot of time polishing it themselves since installation and were not completely happy with it. I setup a floor buffer fitted with a 3000-grit pad and dry burnished a small section in the hallway. The difference was obvious, and they could see an immediate improvement, as a result they decided to rebook me to do a day polishing as well once the living room was completed.

I returned on day two to find the colourant had arrived and so started the process of recolouring the grout with the chocolate colourant. This is a straightforward process but very time consuming as with these thin planks there were a lot of grout lines to cover.

Afterwards the tiles were gently buffed with a White pad before leaving to dry. The owners were very pleased with the result commenting we had done a “brilliant job in the front room.” Later he added the following feedback:

High Gloss Marble Effect Porcelain Kitchen Floor in Atherton

The tiled floor shown isn’t Marble, it is actually high gloss Porcelain made to look like Marble installed in a house near Atherton. This was my second visit to the property after originally resolving several issues with another Porcelain tiled floor that was laid with wood grain effect Porcelain planks.

I had noticed the floor in the Kitchen whilst working at the property on my first visit and so I offered to improve its appearance using a 3000-grit polishing pad. Impressed with the difference I was able to achieve I was booked in to do the whole floor.

On arrival I took some readings with a gloss meter so I could assess the gloss levels before and after the work, this would enable me to assess the level of improvement once finished. Sometimes it is difficult to see the difference, so this meter is useful for validating the process actually made an improvement, in this case however I need not have worried!

This was a large area, but I was confident that the polishing could be done in a day. The process involves fitting a 3000-grit diamond burnishing pad to a floor buffer and slowly running the pad over each tile at least three times. This very fine diamond pad gently cleans and brings up the polished appearance of the Porcelain. The whole area is polished in this manner and then followed up with a soft white buffing pad just to further refine the polished appearance.

In addition, we removed some silicone sealant that had spread onto tiles from the adjoining expansion joints.

The gloss meter readings confirmed an improvement and as the owner pointed out the floor now looked like it had water on the surface, such was the deep nature of the polish I had managed to achieve.

Sealing High Gloss Porcelain Tiles

In this instance there was no need to seal the floor as this type of Porcelain is sealed in the factory during production. However, the last step before leaving was to discuss aftercare cleaning.

For this floor I recommended Tile Doctor Stone Soap, whilst I appreciate this is not a stone floor this product contains a patina enhancer that will help maintain the polished appearance of the tile.

1850’s Flaking Flagstone Flooring Renovated in Saddleworth

A couple from Saddleworth contacted us about their flagstone flooring which was laid throughout the ground floor in their home which was built around 1850. Since buying their home they had decided to take up the carpets and floor coverings to most of the ground floor (approx. 60sqm) to allow the floor to breathe and help with some damp issues in the walls. In addition, it would be in keeping with the house to have its original floor back in use and make a great period feature.

With the stone covered for such a long period the main issue was ingrained dirt and grime as well as the remnants of self-levelling compound and paint. The whole floor also had flaking issues on numerous stones and was very uneven in parts.

After some discussion over the phone around the options of cleaning, stone milling, repointing, and sealing I scheduled a survey. I recommended the floor needed the render removed, stone milled (and possibly repointing) before cleaning and finally sealing. An impregnating sealer which provided a matt, colour-enhancing finish was recommended in view of the damp and animals. In addition, we suggested the use of breathable pointing.

Whilst the work was more involved than initially anticipated, they fully understood the scale of the problems and what was needed and so decided to go ahead.

Cleaning/Repairing a Victorian Tiled Hallway Floor

Work started with the application of 50-Grit Extra Coarse Milling pads which were fitted to a weighted rotary floor machine. The pads were run over each of the rough Yorkshire flagstones to remove the top of the flaking stone and reveal new stone underneath. The process was lubricated with water and Tile Doctor Remove and Go, the water helps keep the dust down and the Tile Doctor Remove and Go helps clean up the stone. We used quite a lot of these pads to clean up the whole floor. The resultant slurry was rinsed away with water and extracted with a wet vacuum.

Once done, the process was then repeated using 100-grit and then 200-grit milling pads to improve the surface of the stone. I must give credit to Russell Taylor from Lancashire Tile Doctor for his experience and assistance on this job, an extra pair of hands were needed given the scale of the work and to speed up work given the owners were still living in the property.

We next used an acid wash Tile Doctor Grout Clean-Up, this is to counter any efflorescence salts that can be generated with floors like this that have no damp proof course. After application it was rinsed off and extracted with the wet vacuum.

After this the pointing was then redone using a modern flexible product.

The floor was then left to dry out for a few days before returning to seal the floor using Tile Doctor Colour Grow which is an impregnating sealer that contains a colour enhancer to bring out the natural colours in the stone. This product is also breathable which is an important consideration for old floors like this.

The project went well, and the floor was completely transformed. My clients were very happy with the work and left the following feedback for us.

Victorian Minton Tiled Floor Restoration Wigan

Old Minton Tiled Victorian Hallway Floor Repaired and Renovated in Wigan

Earlier this year I was contacted by a homeowner from Wigan who could not believe it when they took up the old hallway carpet to reveal a lovely, but neglected, Victorian Minton tiled floor. Although the carpet had offered some protection It was covered with paint splashes and marks and there were some loose, cracked, and missing tiles.

Whilst the clients had removed as much paint of as possible, lots of splashes remained. They wanted it cleaned, made sound, and missing tiles replaced before sealing also, if possible, have the cemented door threshold replaced with matching tiles. Basically, they wanted to retain the character of the floor and only replace where necessary.

To begin, I took moisture readings over all areas due to be worked on; an old floor like this will have been laid before Damp Proof Membranes (DPM) were made standard so its useful to get a baseline moisture reading. Next the floor was cleaned using Tile Doctor Oxy-Gel which was scrubbed into the tiles using 50 and 100-grit pads fitted to a rotary floor buffer running at slow speed. Gel cleaners are ideal for use on floors without a DPM as they use less water which keeps the moisture levels lower. The resultant soiling was then extracted using a wet vacuum and the floor inspected. Stubborn marks and inaccessible areas were spot treated by hand with more Oxy-Gel and Tile Doctor Nanotech HBU Remover.

The next step was to give the tiles an acid wash using another gel product by Tile Doctor called Acid Gel. A 200-grit pad was used to work this into the floor and then it was removed using the wet vacuum as before. This product serves two purposes, first it will counter any efflorescent salts in the tile and second it neutralises the pH level of the floor following the use of the alkaline cleaning products used earlier.

The floor was Left to dry overnight, and I returned the next day to make the tile repairs discussed earlier. Victorian floors are still popular to this day so finding replacement tiles that match the originals isn’t a problem although they do need to be cut to fit the original size and pattern.

Using the replacements and unbroken original tiles I was able to re-sit the loose tiles and replace the missing and damaged tiles whilst maintaining the character of the original floor.

The floor needed to be dry before applying the sealer and so before getting to work I checked the floor with the damp meter and compared it with my previous readings. The use of gel cleaners had worked a treat, and the readings were all within range.

The sealer applied was Tile Doctor X-Tra Seal which is an impregnating oil-based sealer designed to occupy the pores in the tile so dirt can’t become ingrained there. This keeps the dirt on the surface where it can be easily removed. X-Tra seal is fully breathable and rated for indoor and outdoor used so will cope easily with any dampness rising through the floor.

The job took three days in total and on returning home on the last day and seeing the results the customer immediately commented “I love it, great job thank-you”. They also left the following review the Tile Doctor feedback system.

For aftercare cleaning of sealed Victorian tiles, I recommended using Tile Doctor Neutral Tile Cleaner which is a mild but effective tile cleaner that’s safe to use on sealed tiles. Its important to use a cleaning product like this as stronger product can erode the sealer.

200-Year-Old Flagstone Floor Resurfaces and Restored near Blackburn

This house in Blackburn used to be used as an Old Mill 200 years ago and given the poor condition of the flagstone floor I suspect it was the same age. You can see from the photos below the rough state the Flagstone was in and I could see even a deep clean and seal wouldn’t do them justice.

High pressure water cleaning on an old floor like this without a damp proof membrane in place would have caused damp issues especially in the winter months. The client has considered having the floor sand blasted but they had a young baby, and the dust would have got everywhere.

Clearly another option was required and fortunately we had the solution.

Resurfacing a 200-Year-Old Flagstone Kitchen Floor

Our plan was to resurface the stone by grinding away the top layer with very coarse pads to reveal an uncontaminated surface underneath. We call this process milling and it requires a special set of Diamond pads fitted to a weighted rotary machine using only water for lubrication. The water also captures the dust that is generated as the stone is resurfaced and makes cleaning much easier.

It is however hard work and starts with the application of a very coarse 50-grit DRB pad and then moving onto a 100 and 200-grit DRB pad slowly refining the stone’s appearance until you are left with a smooth fresh surface. The water turns into a slurry due to the dust and is vacuumed off the floor after the application of each pad. On this occasion I used applied a strong dilution of Tile Doctor Remove and Go as the last pad was run over the floor to make sure the surface was free of any contaminates that may have soaked into the stone over the years.

Following the milling process the old loose lime-based pointing was carefully knocked out and then replaced with a new breathable flexible pointing product which adheres well past standard grout and holds fast without cracking.

The next day the floor was dry and ready to be sealed. For this we used two coats of a fully breathable sealer called Tile Doctor X-Tra Seal which brings out the colour and transforms the stone, it adds a little bit of a sheen to the stone as well. X-Tra seal is a very modern oil-based sealer penetrates the pores of the stone and copes very well on floors that have no damp proof membrane, its even recommended for external applications.

You can see the results for yourself, the stone is a lot smoother to the touch and easier to clean and even if it was sandblasted it would still be a rough finish so milling the stone was the best option for an old flagstone floor like this one.

One last point when caring for a sealed floor like this is it’s important not to clean the floor using strong bleach based cleaning products, even washing up liquid is too strong. It should be washed with a mild pH neutral cleaning product such as Tile Doctor Neutral Cleaner only that way will the sealer last the duration.

A customer from Ramsbottom contacted us to see if we were able to help with the renovation of a small section of Victorian tiling in their hallway. Another company had already tried to treat them chemically but without making any progress in removing the stains.

I visited the property to survey the problem tiles and recommend a way forward. In most cases we like to carry out a site visit to get an accurate idea of the problems before quoting for the work. Whilst there I ran a test clean on part of the tiles and slowly but surely, they responded to the treatment and they condition visibly improved. Impressed with the initial results I was asked to continue, fortunately my schedule was light that day, so I was able to work though without too much impact to my schedule.

My initial thought for cleaning was to try using Tile Doctor Remove and Go which is a cleaner and stripper which is safe to use on tiles and stone. The previous company had used a chemical product, but it wasn’t clear what they had used. Tile Doctor Remove and Go usually works well in these situations but it was clear my result would not have been enough of an improvement so a different solution would be needed.

To resolve this, I tried hand-held abrasive diamond blocks, first 400-grit without improvement, then 200-grit without improvement, 100-grit no improvement and then eventually 50-grit and I started to see a result. It was clear only a very abrasive 50-grit pad would improve these tiles. It was a small area, so I set about using a combination of small coarse 50-grit pads and followed up with 100, 200 and 400-grit pads and blocks to remove scratches and renovate the tiles following the use of the very abrasive grits. The tiles were also rinsed repeatedly during this process to remove the slurry generated. The waste was extracted using the wet vacuum. It took forever to get the tiles clean, but the results were brilliant.

Once I was happy all the Victorian tiles were as clean as they could I gently speed dried them using a heat gun. The last step in restoring the tiles would be to apply a sealer and so it was important the tiles were dry first. Once I was happy the tiles were dry, they were sealed them with a couple of coats of Tile Doctor Colour Grow. This is an impregnating sealer that protects from within by occupying the pores in the tile where dirt can become ingrained. The sealer gave the tiles a nice sheen without being too shiny, this product also allows the floor to breath, which is vital on a floor of this age where no damp proof membrane will have been installed. Whilst I was there I also did some work re-grouting the adjacent York Stone floor which was of a similar age and needed some TLC.

The pictures really speak for themselves. The customer was beginning to think it couldn’t be done so I was glad to be able to get them in such a nice state, especially considering the previous company could not lift their appearance.

A lady from Rochdale contacted us with what she had thought was irreparable damage to the Quarry tiles surrounding her brick fireplace. They used to have a lovely glossy finish but due to small accident with candle wax that happened whilst removing the candle the were now dull and patchy. The fireplace and tiles were 17 years old and as far as the customer was aware, they had never been sealed in the past.

Unsure of how to resolve the problem they decided to give Tile Doctor a call. As it turns out they had also called their insurance company and were considering replacing the whole fireplace if no one could help resolve it! But the brick fireplace suited the design of the house which also had lovely wooden beams in the same room so that was not their first choice. They certainly did not want the disruption of replacing it.

I went over to survey the tiles and carried out a small patch test, the test went well, and I was confident that the tiles could be restored to their former glory! Happy and relieved with the results the customer booked me in to complete the work.

First, we ensured the area around the fireplace was covered and taped up, to ensure no spills onto the nearby carpet and surrounding area. To clean the quarry tiles and remove the candle wax I applied undiluted Tile Doctor Remove and Go which was left to dwell for fifteen minutes before being scrubbed in.

The space around the fireplace was tight so to scrub the product into the tile I used a small six-inch black scrubbing pad fitted to a hand buffer. The soil was extracted with our wet vacuum and then the tiles rinsed with water to ensure the mess was kept to a minimum.

Normally I would wait for the tiles to dry naturally overnight before sealing, however given the small size of the area involved I was able to dry it using some gentle warmth from a heat gun. This meant I would be able to complete the job in the same day thus saving time and expense for the customer.

To seal the Quarry tiles, I applied a couple of coats of Tile Doctor Seal and Go, which gives a nice durable low sheen that works well on Quarry tiles. Seal and Go is also water based so it doesn’t give off a smell as it dries.

My customer was very happy with the results which were astonishing! “It’s like having a whole new brick installation ” they explained after we finished! Further they left the following comment on the Tile Doctor feedback system.

A customer from Colne near Burnley was absolutely frustrated with their newly installed Sandstone floor in the kitchen of their farmhouse. Ever since it was installed it had proved impossible to keep it clean. The customer contacted Tile Doctor in the hope that we could remove the ingrained dirt and make the floor much easier to maintain going forward.

I went over to inspect the floor and recommended a course of action. There was a section of stone which had a stain on it due to a pet accident, so we chose area to conduct a test clean. The flagstone responded well to the cleaning process which impressed the customer who booked us in for the job. There were happy to go ahead with my quote and quite relieved that she had finally found a solution.

Arriving on day one, first I taped up the plinths and skirtings to ensure they were not marked during the cleaning, especially as the kitchen was newly installed. Then, to deep clean the floor and remove the ineffectual coating applied by the installer I applied a strong dilution of Tile Doctor Remove and Go and let it soak in for about ten minutes. The solution was then worked into the stone using a coarse 100-grit milling pad. This coarse pad was then followed up with the application of a finer 200-grit pad. Together these pads resurface and clean the stone and remove the coarse surface that was trapping dirt so easily.

The pads are applied with water which lubricates the abrasive action and results in a fine slurry that is rinsed off after each pad. The slurry is then extracted with a wet vacuum, keeping the mess to a minimum. The flagstone floor was then given a quick acid wash with Tile Doctor Grout Clean-Up to clean the stone further and counter the alkaline cleaning product applied during the first stage of cleaning. After a further rinse with water and extraction with the wet vacuum the floor was left to dry off overnight.

Returning the following day, the floor was first checked using a moisture meter to ensure it was dry. We then sealed with multiple coats of Tile Doctor Seal and Go which added a nice subtle sheen to the stone and as well as protecting the stone from staining ensuring it is a lot easier to clean going forward.

I recommended they should use the Tile Doctor Neutral Tile Cleaner, which is pH neutral so it will ensure that the sealant is not compromised during cleaning. This is a concentrated product so only a small amount is required, so a small bottle goes a long way.

The client was delighted with the floor and very relieved that it now looked exactly as it should.

Quarry Tile Floor Grout Before After Restoration Bury

Lime Mortar Grout Renovated in 300 Year-Old Cottage Bury

We received an unusual request from the owner of an old cottage in Bury who was unhappy with the state of the grouting in their Kitchen. The customer advised us that the floor was very old and originally grouted with a lime mortar also that they had been in touch with several companies before contacting us including tilers and masons and none of them was interested.

Intrigued I paid the customer a visit to survey the floor and work out the best way to renovate the grout. The cottage turned out to be three hundred years old and the owner wanted to keep the Quarry tiled floor which was laid in a Herringbone pattern and still in good condition as a period feature as it complemented the rustic look of the cottage.

After testing the floor, I was able to confirm it was indeed Lime Mortar which was historically used on walls and natural stone floors until the 19th century when it was replaced by cement. The mortar was now grubby and had shrunk in places where it had then been topped up with conventual grout resulting in a patchy appearance.

I felt simply cleaning the grout wouldn’t resolve the irregular look so my suggestion was to use a grout colourant that would sit on the surface of the grout and provide a uniform appearance. I must point out that the Grout Colourants used by Tile Doctor are not like grout pens you see on home make over shows, they are much more effective.

Happy to go with my recommendation I set about preparing and cleaning the Quarry tile and mortar with a strong dilution of Tile Doctor Pro-Clean. This is sprayed onto the floor and then scrubbed in with a buffing machine fitted with a scrubbing pad. This action turns the cleaning solution into a slurry as the dirt is lifted out of the floor which is then rinsed off with water and extracted with a wet vacuum. Tile Doctor do sell a Grout Colourant Pre-Treater product that has been especially designed for this purpose however it’s slightly acidic and so not something I would recommend for use on lime mortar.

Once the floor had dried, I started with the grout colouring which is painted onto the surface with a small brush. Two thin coats of natural grey colourant were applied and any excess that came into contact with the quarry tile was quickly wiped off with a cloth. The product dries within two hours but takes twenty-four hours to fully harden.

This customer had just moved into a lovely property in the small Lancashire town of Burscough and wanted to have the Sandstone Kitchen floor professionally renovated as it was not looking its best.

I arranged an appointment to visit the property after discussing the floor over the phone, some customers like to get a quote over the phone and although I’m happy to give someone a ball park figure I really need to see the floor in order to give them an accurate price as you simply don’t know what your going to find.

Upon inspecting the floor inspect the floor I could see the previous owner had sealed the floor with multiple layers of Varnish which is not a suitable agent for protecting Sandstone floors. The stone was the riven variety and was trapping dirt across its veins and was now proving difficult to clean, the grout had also gone black with dirt. Undeterred I did a test clean on part of the floor and the results proved promising, so we agreed a price and date to return and complete the job.

To deep clean the floor the sandstone flagstones were covered in a strong 1:3 dilution of Tile Doctor NanoTech HBU Remover which stands for Heavy Build-Up Remover. It was left to dwell and soak into the stone for ten minutes before being scrubbed clean using a rotary buffing machine fitted with a black scrubbing pad. The now dirty cleaning solution was then removed using a wet vacuum and then the whole floor rinsed with water.

I had to repeat the process on stubborn stains assisted with a steam cleaner to lift the dirt out of the pores of the stone. Once I was happy with the floor I gave it a final rinse to with water to neutralise the floor and remove any trace of cleaning products. It was then dried as much as possible with a wet vacuum and then left to dry off fully overnight.

I returned the next day to seal the floor first checking it for dampness using a damp meter, the flagstones were dry, so I was able to proceed as planned. To seal the stone, I used multiple coats of Tile Doctor Seal & Go Extra which is a breathable acrylic sealer that can be used on internal and external Sandstone flagstone floors and does a nice job of lifting the appearance of the stone.

You can see from the final photograph that the Sandstone flagstones and grout now looks so much better. My Customer was amazed with the transformation and the floor now looks brand new, they even left the following comment on the Tile Doctor feedback system.

There is perhaps nothing more frustrating as a homeowner than trying to keep your house clean, only to accidentally make things worse. This is often due to a misunderstanding around suitable cleaning products for different types of surfaces.

In the case of natural stone tiles using the right products is imperative and you really should read the label, as the wrong product can actively damage the floor. A customer of mine, who lives in Todmorden, a market town in Pennines, found this out the hard way. Just six months earlier, the customer had installed a new Limestone tiled floor in the Kitchen but was becoming increasingly unhappy with it as they found it difficult to keep it clean.

Nothing they could do seemed to help. To make matters worse, they had not been given any information on the correct maintenance of the floor by the original flooring company. As a result, they had tried to use several unsafe cleaning products including bleach and CIF. These acidic products had stripped away the sealer that was protecting the stone, and caused etching marks on the stone. This made cleaning the stone with normal methods nearly impossible.

The only method that could possibly save the tiles is one used by Tile Doctor, which is known as burnishing. When the customer contacted me, I suggested that this would be the best course of action. Given that the customer was on the verge of giving up, they were happy to book in the work.

Burnishing a Damaged Limestone Tiled Floor

To restore the Limestone tiles back to their original condition, I used the Tile Doctor four-pad burnishing system. In this system, we use four diamond encrusted burnishing pads of varying grits to grind away the damaged layer of stone, before slowing honing the surface and restoring the polished finish.

Depending on the size of the pads and the size of the affect area, they are either fitted to a handheld machine or to a larger rotary machine and applied directly to the surface with a small amount of water as lubrication.

I started with the first of the four pads, which is a Coarse 400 grit pad and is designed to strip off any old sealers and to grind away the marks caused by the etching. I then proceeded to work my way in sequence through the next three pads, moving from Medium 800 grit, on to Fine 1500 grit and finally to Very Fine 3000 grit. I paused to rinse the floor with fresh water between each pad to remove any resulting soil and mess.

The combination of diamond encrusted burnishing pads was highly effective in grinding out any scratches and achieved a high-quality polished finish to ensure the floor looked perfect.

Once it had been left to dry, I sealed the Limestone tile was sealed with Tile Doctor Ultra-Seal, which is a premium solvent-based penetrating sealer which is formulated to provide maximum stain protection and to leave a no-sheen, natural look finish.

The customer very happy indeed with the result after believing nothing could be done to remedy the situation. I ensured they received the right advice on how to keep it clean until it would need routine maintenance from a professional tile cleaning company.

Cleaning Shower Cubicle Grout in Walshaw

The photograph below is of a Ceramic Tiled Shower Cubicle at a house in the lovely village of Walshaw which is part of the Metropolitan Borough of Bury, near Tottington and Bury. Most of the grout had darkened and some of the grout had cracked and had fallen out, the silicone seal at the bottom of the shower had gone mouldy in places and would also need replacing.

I find mould is a common problem in bathrooms and more prevalent in smaller bathrooms where the hot air and steam are unable to dissipate as easily creating the ideal environment for mould to grow. The solution is improved ventilation; alternatively you can keep on top of the situation by regular cleaning with Tile Doctor Duo Clean.

Tile and Grout Cleaning

To tackle this installation I started by spraying the Tile and Grout down with Tile Doctor Duo-Clean, let it soak in for about ten minutes and then scrubbed it in by hand with a stiff brush followed by rinsing with water. This made a big improvement however there were still areas where the grout was still showing evidence of staining and would need a grout colourant applied to make it look like new again.

Next step however was to rake out the areas of grout that had crumbled and replace with new. Being a Tile Doctor this is something we are very familiar with and once the grout had dried I was able to move onto colouring.

Normally I would recommend using a Grout Colourant Pre-Treater before colouring however in this case I felt the scrub down I gave the grout with Duo-Clean would prepare the grout sufficiently and further preparation would not be necessary. The colourant is painted on using a small brush over the grout and any excess wiped off the ceramic tiles. The process makes a big difference to the look of a shower and the colourant provides a barrier over the grout making it easier to clean in future.

Last step was to strip out the silicone sealant between the shower wall and tray and replace with a new mould resistant sealant in white.

Very Dirty Porcelain Kitchen Tiles Refreshed in Heywood

Porcelain tiles are known to be provide durability at a reasonably low cost in comparison to some other types of stone flooring however you do have to be careful as many varieties are micro-porous and need to be sealed to ensure dirt doesn’t become ingrained making them difficult to clean.

I recently visited a customer in Heywood, which sits between Bury and Rochdale, who was suffering from this exact problem. Their Porcelain kitchen tiles had been laid about twelve months prior as part of some changes to the property. Unfortunately, builder’s dirt, grout and plaster got stuck to the tiles during the building works and nothing the customer had tried could get it out. The customer was very unhappy with the floor and thought that nothing would resolve the issue, they had even considered ripping it out and getting new flooring.

As their last cry for help, they got in touch with Tile Doctor and being their local representative, I went around to take a look at the problem. I conducted a test clean using Tile Doctor Pro Clean, which is our highly reliable alkaline-based cleaner for tile and stone. The product was scrubbed into a test patch of the tile and grout with a black pad. The results were promising and so the customer booked a day for us to do the job.

On our return we repeated the process with Pro-Clean using a black scrubbing pad this time fitted to a heavy rotary machine which weighs 41kg! This combined with the Pro Clean gave the tile and grout a deep clean. Some stubborn areas were scrubbed by hand, especially in the corners where machine would not reach. The grout lines were also given special attention with a grout brush and more Pro-Clean to get them clean again.

The now dirty cleaning solution was rinsed with water and then removed using a wet vacuum. Being micro-porous the tiles didn’t take too long to dry.

Sealing a Micro Porous Porcelain Tiled Floor

The results from the cleaning were great so, once the floor had dried completely, we sealed the tiles using a coat of Tile Doctor Ultra-Seal to protect them from dirt becoming ingrained in the pores of the Porcelain and Grout and also to ensure the floor would be much easier to clean in future.

Ultra-Seal is a premium quality sealer which offers a natural look finish and is designed to provide maximum stain protection, which makes it excellent for use in food preparation and serving areas such as this kitchen. It also very works well as a grout sealer.

Polishing and Sealing Travertine Tiles in Blackburn

Close-up photo below of a Travertine tiled floor installed in a house in the former mill town of Blackburn where simply put the polished appearance had worn off and was now looking dull and unappealing.

I popped round to the house to take a look and could see that the tiles would need to be burnished to restore the polished appearance. To demonstrate the difference this would make I polished one of the tiles using the Tile Doctor burnishing pad system which consists of the application of four 17 inch diamond encrusted pads applied in sequence from coarse to very fine with a rotary buffer. The customer was amazed at the difference and we agreed a date to come in and complete the whole floor in time for the Christmas holidays.

Stripping and Re-Polishing Travertine

On my return I repeated the burnishing process across the entire floor starting with the 400 Grit Coarse Red No.1 Burnishing Pad which strips off old sealers and dirt from the tile. You use a little water to help lubricate and once complete it’s necessary to rinse the area with water to remove the soil that is generated. The next step is to start building back the polish with the 800 and then 1500 grit pads which are applied in the same manner.

The floor was then rinsed again with water and I turned my attention to the grout which was scrubbed by hand using Tile Doctor Pro-Clean and a stiff brush. The floor was given another rinse and then inspected to ensure I hadn’t missed anything. Before leaving for the day I used the wet vacuum to extract as much moisture from the floor as possible.

At this point the customer commented that the floor looked amazing and that the floor never looked this good, even after it was first installed.

On the second days we used the 4th burnishing pad which is a 3000 grit pad to burnish and polish the surface until it came up looking gorgeous and glossy. With this pad you simply spray a little water on the floor during the polishing process, something we call a spray burnish.

The last step was to seal the tiles using a single coat of Tile Doctor Ultra-Seal which was applied and then buffed in with a white pad to remove any excess. Ultra-Seal is a premium, no-sheen, natural-look, penetrating sealer formulated to provide maximum stain protection.

The customer was really pleased with the difference we had made to the floor and before leaving we advised the customer of the best way to maintain the floor using neutral PH cleaners and to avoid strong cleaning products which can erode the life of the sealer prematurely.

This client had contacted us for help renovating their Flagstone hallway floor as nothing they did was helping to keep them clean. The problem with the tiles was due to the pores of the flagstone being ingrained with dirt and once this happens they are really difficult to clean effectively. This is why we always recommend stones floors are sealed after cleaning.

After a successful survey that included measuring background moisture levels and testing different products for stain removal I was able to work out the best process for cleaning the floor and a day to clean and seal the tiles was scheduled.

Deep Cleaning Flagstone Hallway Tiles

I’d established during my earlier testing that I would need a very strong cleaning product to get the floor clean and deal with the stubborn staining that was present and with that in mind I applied Tile Doctor NanoTech HBU. HBU stands for Heavy Build-Up and is a problem solving tile cleaner and stain remover that adds nano-sized abrasive particles to the mix. This was left to dwell on the floor for a few hours and additionally was covered with a plastic sheet to prevent it from drying out. I then gave the floor a scrub using a black scrubbing pad fitted to a rotary floor machine and a strong dilution of Tile Doctor Pro-Clean for good measure.

Once happy with the result the soiled cleaning solution was extracted using a wet vacuum and the floor given a thorough rinse with water to remove any trace of cleaning products. Again the wet vacuum was used to remove the fluids and extract as much moisture from the stone as possible. The floor was then left to dry out fully overnight assisted with a floor dryer to help accelerate the process.

We came back the next day and tested the floor with a damp meter in a few different locations to make sure no dampness remained in the stone. The air mover had done its job and the Flagstones were dry so we proceeded to seal the floor with a couple of coats of Tile Doctor Colour Grow which penetrates into the pores of the stone protecting it from within and enhancing the natural colours of the stone.

It’s difficult to appreciate from the photographs but the customer was amazed at how much of a difference our process had made and at how much dirt we were able to remove. The flagstones were probably more then 100 years old and more aggressive machinery and cleaning products were the only things that would shift the old dirt. The fresh sealer will also ensure the floor is much easier to clean in future.

Victorian Tiled Hallway Floor Renovated for a Property Investor in Burnley

A property investor contacted Tile Doctor to see if we could help renovate a property that was to be sold in few weeks’ time. To get maximum value from the investment she wanted to preserve the character and period features of the house including the Victorian Tiled Hallway floor, which as you can see from the photograph below was in need a bit of TLC!.

Victorian tiled floors and other period features have become very popular in recent years and are often discovered under hallway carpets covered in years of dirt. Fortunately, they are very resilient and with the right techniques and products can be restored back to their former glory.

On our initial visit I conducted a survey of the floor to check its condition and work out the most suitable products and methods to employ to restore it. One of the main concerns we have with these old floors is damp as damp-proof membranes were not invented until relatively recently. I have a damp meter to check for this and it did indicate high moisture levels which isn’t really an issue for cleaning the floor but would restrict our choice of sealer to those which are fully breathable and allow moisture to rise-up through the tile. We agreed a price and schedule with the customer and within two weeks we were able to start the work.

Cleaning an Original Victorian Tiled Hallway Floor

The floor was in quite a state, made worse I suspect by recent restoration work by other contractors who unfortunately didn’t take as much care with the floor as the could have done.

After protecting the skirting boards and carpets with film work got underway starting by applying a strong dilution of Tile Doctor Remove and Go to the floor to strip away old sealers and other coatings. This product also helps to break down the paint stains on the surface of the tile, though I also used a handheld scraper, as well as a rotary machine fitted with a black scrubbing pad, to speed up the process. The resultant slurry was rinsed off the floor with water and extracted using a wet vacuum.

With the floor clean of coatings, the next step was to deep clean the tiles with a medium dilution of Tile Doctor Pro-Clean which is an effective Tile and Grout cleaning product that deeply cleans away ingrained stains. Again, we used a black scrubbing pad fitted to a rotary machine to make the job easier. Corners were tough to tackle with a machine, so we had to do them by hand.
The floor was given a final rinse to remove any soil and trace of cleaning product and the wet vacuum was used a final time to extract as much moisture out of the floor as possible. Upon finishing the cleaning, we left the floor for a few days, so it could dry out fully.

Dealing with Efflorescence

When we came back to seal the floor we noticed problems with white salt deposits coming to the surface of the tile a problem known as efflorescence. I had suspected this might become an issue but there was no indication of it happening before so was not overly concerned at the time. However, it meant I could not seal the floor as planned until the efflorescence had been dealt with. Fortunately salts like these can be treated and to resolve the problem I gave the floor a wipe with a solution of Tile Doctor Acid Gel which is a blend of phosphoric and hydrochloric acids in a gel form, formulated to remove grout haze (grout smears) and treat efflorescence. Once this was done the floor was given a light rinse and dried again.

I left the floor to dry again for a few more days and on my return, I was pleased to see the problem had not resurfaced and I was able to complete the restoration with the application of a sealer.

To seal the tiles, I used a couple of coats of Tile Doctor Colour Grow, which is a penetrating sealer designed to soak into the pores of the clay thus preventing dirt from becoming ingrained whilst additionally enhancing the colours in the tile. The sealer really deepened the colours in the tile bringing them to life and with Colour Grow being fully breathable there shouldn’t be any issues with damp becoming trapped under the tile and causing issues later.

The customer was delighted with the results (see feedback below) and the work we did should more than pay for itself when the house goes on the market.

Cleaning Student Shower Cubicle Tile and Grout at Oldham University

Earlier in the year we were contacted by the facilities manager of one of the student apartment blocks in Oldham which provides accommodation for the students of Oldham University. They were looking for a firm to revamp the student en-suite bathrooms during the summer recess. The building has 270 apartments and we had been asked to quote for the renewal of the ceramic tile and grout of around 45 shower cubicles (possibly more) which were judged to be in a bad state and beyond the ability of their in-house cleaning team.

The University runs degree courses from Accounting to Sports Coaching and as you can image Students are not known for their cleanliness so we knew we would have our work cut out completing the assignment on time.

Several companies competing for the work however after successfully demonstrating what we can do with a patch test in one of the bathrooms and comparing of quotes I’m pleased to say the facilities company awarded us the contract!

Tile and Grout Cleaning

We returned in the summer and facing a time limit to complete the work we worked out a system whereby we would spray the Tile and Grout down with Tile Doctor Duo-Clean, let it soak in for about ten minutes and then scrubbed it in by hand with a stiff brush. Duo Clean is an effective double action grout cleaner and mould remover that can remove mould and blackspot from grout and silicone. It’s really useful for cleaning shower tiles as the spay attachment mixes the product with air as its spayed onto the surface allowing it to stick to vertical surfaces more easily. Once the tile and grout was clean it was rinsed off with water and stubborn areas re-treated until clean.

Duo Clean is effective at dealing with Mould on Silicone in most situations however some of the silicon sealant was beyond cleaning so in these cases the old Silicone was stripped out and replaced with new.

We were able to clean all the shower tile and grout using this process however I had brought a long a few Grout Colouring kits as a back-up solution just in case. Once the grout is clean the colourant is painted on using a small brush and makes a huge difference to the look of a shower. There also inexpensive and provide a barrier over the grout so it keeps its appearance for longer.

There were a lot of bathrooms to cover so once the cubicle was spotless we immediately moved onto the next one completing the whole project three days ahead of the due date.

The pictures below were taken in the Kitchen of a charming cottage situated in the village of Stacksteads near the town of Backup, North of Manchester in the district of Rossendale. The flagstone floor was over 100 years old and the customer was unhappy with their appearance. They had tried to clean/mill and seal themselves a few years ago and had found the process hard work and very time consuming. This time round they decided to ask professional applicator at Tile Doctor for help.

We had conducted a small patch test so we could show possible results to the customer. They had also advised us that they felt the stained areas of grout was beyond cleaning and would probably need replacing. However replacing the grout would have been quite an expensive option so instead of replacing we suggested deep cleaning the grout lines during the renovation process.

Deep Cleaning Old Flagstone Flooring

On our return visit we set about deep cleaning the flagstones using a strong dilution Tile Doctor Pro-Clean worked in using a Black Scrubbing pad fitter to a rotary cleaning machine. This action certainly gave the floor a good clean and removed the old sealer but some stains were proving stubborn to shift so we tried a stronger product called Remove and Go combined 50/50 with NanoTech HBU which add nano-sized abrasive particles to the mix.

We left the resulting formula to soak into the stone for a while and then scrubbed it into the floor with a stiff brush paying particular attention to the grout lines. This did the trick and so we then removed the now soiled and dirty cleaning products with a wet vacuum and washed down the floor with clean water to remove any trace of product and neutralise the floor before sealing. We then left for the evening so the floor could dry out fully overnight.
